Who are we:

We are home & property search specialists. Our team nationwide are always combing America to bring you the best property investments at the lowest possible prices. Either you are seeking good pre-construction or post construction deals, our approach is the same.

We work with developers, home owners, estate agents, mortgage brokers, property dealers & direct buyers of all types. We charge a fixed finders fee for bringing you the best deals we can find. You only pay us if you decide to take advantage of our offers.

How we do it?

The process is simple.

  1. We find you the best property investment
  2. Negotiate the best price for you.
  3. You pay your reservation fee & our finder’s fee
  4. Arrange a viewing or survey/appraisal paid for by you.
  5. Lawyers conduct searches and other verifications
  6. You make payment to the attorney/lawyer in full or secure a mortgage
  7. Completion/Closing takes place

We will introduce you to our real estate attorney/lawyers who will assist you through the entire process. We can offer you a selection of attorney to choose from. We only use those firms who are reputable and with whom we have established a good working relationship.

Finders Fee:

A $3,000/£2000 finders fee is payable immediately upon reservation. This fee is non-refundable and it is our standard fee for finding you the property.

Reservation fee:

A reservation deposit of $1,500/£1,000 is payable immediately to reserve each home pr property. It is directly applied towards the purchase price of your home. This deposit is non-refundable should you fail to close/complete on the home/property within 28 days.

Kick Starting A Purchase:

Every transaction requires $4,500/£3,000 to kick start the process. This is our fee and your deposit. Your deposit portion is credited to your purchase account by the lawyer.

Completion Deadline

You MUST complete/close the deal within 28days! If you fail, you lose your deposit!

Appraisal/Valuation

Upon your instructions, we would appoint a competent firm to appraise (carry out a valuation) for you on the property of your choice. Advance payment is required for such exercises and the complete report will be faxed, emailed or posted to you within 24 hours.

Sold as Is:

All properties are sold as is! We make no warranty as to the state or condition of each property. The buyer has sole responsibility to be sure that the investment they are buying meets their approval. Using proxy viewers or buyer agents to view it for you does not remove the burden of ensuring that you are happy with each home.

Advertised Statement online:

Does not constitute an offer nor can the presented information be regarded as statement of fact or relied upon for legal reasons. These are guide information only and you the buyer MUST verify all details for yourself.

Partners:

We deal with introducers who are classified as “Partners if they are closing/completing at least two transactions with us per month. If you want to become a partner, you need to send us an email requesting a partnership status. This status is ideal for mortgage brokers and estate agents. There is no fee to join! Partners may charge their clients additional fee which MUST be notified to us in advance. We routinely pay our partners $1,000 dollars per transaction. We remit/credit such finds within 7 days after closing/completion.

Affiliate Status:

The “Affiliate” status is for introducers who only find buyers for our home once in a while. We routinely pay Affiliates $500 USD per successful transaction. Affiliates must apply for this status and be fully registered with us otherwise commissions are not paid to such introducers. There is no registration fee.

Direct Buyers:

Buyers who come to us to purchase their homes are NOT paid any discount on such homes/property.

Investor Status:

Investors buying several homes will be eligible to receive $1,000 dollars commission per home purchased only after the first 5 home purchases through/from us.

Our Guaranteed Rent:

We offer routinely a minimum rental guarantee (paid monthly) to our buyers for a period up to 24 month after purchase regardless of if the property is let or not. The property MUST be in a good letting condition, furnished, with appliances & in a sound state of repair.

This scheme is to encourage investors to invest and a guarantee of having good returns on their investment. Most investments offer from 24-30% yield.

Buyers may rent their properties by themselves or through other rental agents at a higher rate. What we guarantee is the maximum we can offer. Above and beyond that, we do not charge the buyer any service fee also. It is optional to accept our guaranteed rent. Buyers can and may obtain higher rent if let by themselves or through other agents.

The benefit of using us is that you don’t need to advertise for tenants, pursue them to collect the rent, handle evictions (if necessary) travel to inspect your home monthly and you have the peace of my mind of knowing that we are taking care of your investment. Our aim is to keep you happy so that you can buy more homes through us and recommend your friends, family& associates.

Repairs & Redecoration:

Most of the homes will require some form of work, repair or redecoration. Buyers who purchase properties in need of work can use our recommended, vetted and reliable team of local firms to complete the work at the most reasonable rate, subject to certain terms, availability and conditions. We always do our best to assist all buyers.

Mortgage Services:

For homes or properties with purchase prices starting from $30,000 dollars, a 50% mortgage can be arranged for Foreign nationals, subject to status. A separate fee will be charged for this service, to be notified in advance. We deal with each case on its own merit.

Proof of Funding:

Is required before a commitment to sell you the home/property in question. All cash buyers must show proof of ready & available funding. There is no exception. This may be in form of bank letter, latest (very current) bank statement, banker’s draft or other acceptable instruments.

All funds must come from a legitimate source. Money laundering is an international offence!!!

Proof of Identity

All transactions will require that you provide at least 2 valid forms of identity including your passport, national ID Card, driver’s license with photographs or similar forms of acceptable identification.

Case Worker Allocation:

We will assign you a caseworker to each property. He/she will assist you throughout the entire process. You will her your case worker’s cell-phone & direct email for easy access.

Property Maintenance:

For properties bought on our guaranteed rent scheme, there is no maintenance fee charged to the client for the guaranty period. A fee may apply after 24 months. We can/will assist with minor repairs and routine breakdown of appliances and systems at a charge payable by owner plus the cost of repairs or professionals commissioned on your behalf to do the job. Owners are notified of breakdowns or problems within 24 hours.
